Design, supply and installation of 31 gable-ended ridgelight atrium rooflights, each incorporating certified smoke ventilation systems, across three phases of refurbishment work at the Lancaster West Estate.

The Challenge

The Lancaster West Estate, located in West London’s W11, is a large residential development requiring major refurbishment of its rooftop areas, including the removal and replacement of ageing roof atriums. These existing units were no longer functional and did not meet modern safety standards for smoke ventilation or thermal performance.

The client, W11 Lancaster West Neighbourhood Team, needed a solution that could be integrated into a phased programme of works, involving other contractors on site and significant coordination. It also had to meet strict smoke ventilation performance criteria whilst enhancing living conditions for residents.

The Solution

Working in close partnership with Amber Construction, Calford Seadon (Architects), and upstand contractor Frametec, Whitesales were appointed to design, supply and install fully compliant roof atrium systems across the estate.

The specified product was the em.glaze gable-ended ridgelight system, each one incorporating glazed louvre smoke ventilators. These 31 units are being delivered in three carefully managed phases to align with site timelines and construction sequencing.

Whitesales provided end-to-end technical support. This included multiple design iterations, full technical submissions, and a comprehensive set of calculations to confirm that the required free area for smoke ventilation was achieved through each unit. The team attended design workshops, produced fully approved sign-off drawings, and collaborated continuously with site management to ensure smooth project delivery.

The Benefits

The completed roof atriums offer a light, airy, modern, safe, and effective solution for the many residents of the estate, that meets the performance goals set out in the specification:

• Massively improved transmission of natural daylight into the communal areas with the building.

• Improved resident safety through fully certified louvre smoke ventilation within each atrium.

• Enhanced thermal and acoustic performance with solar control glazing helping to reduce heat build-up in the lobby stairwells.

• Better airflow and ventilation in communal areas, improving comfort for residents year-round.

• Minimal disruption on site thanks to collaborative working and phased delivery, working closely with various trades to ensure important resident requirements are met

• Compliance and peace of mind with all smoke ventilation and design performance criteria met.

• Clean, neat and tidy external appearance – the compact louvre opening system being a vast improvement on the old gullwing opening systems that these have replaced.

This complex, multi-phase project met all of the client’s expectations and was delivered with full design transparency, collaborative input, and a strong focus on compliance. The new roof atriums have transformed the circulation spaces within Lancaster West, enhancing comfort, safety, and energy performance across the estate.
